Paver Installation Red Flags to Watch For

Watch for paver contractors who cannot explain their base preparation, ignore drainage, provide vague written estimates or pressure you to sign quickly. These warning signs can lead to unexpected costs and avoidable installation problems. Before hiring, ask for a clear scope of work, written warranty terms and a practical construction plan.

1. The contractor cannot explain the base

A paver patio needs a properly prepared and compacted base to support its intended use. The required depth and materials depend on soil conditions, loading and site requirements.

Be cautious if a contractor gives no explanation of excavation, compaction or base materials. Ask how the plan accounts for your property rather than accepting a one-size-fits-all answer.

2. There is no drainage plan

Water should not collect on the patio or drain toward the house. Ask how the finished surface will be graded and where runoff will go.

In Charleston, heavy rain, sandy or clay soils and high water tables can complicate drainage. A contractor should identify potential problems and explain whether additional drainage work is needed.

3. The estimate is vague

A written estimate should explain what the price covers. Look for details about excavation, base preparation, pavers, edging, joint sand, cleanup and any drainage work.

If important items are missing, ask for clarification before signing. Compare estimates using the same scope of work, not just the total price.

4. You are pressured to sign immediately

Be wary of high-pressure sales tactics or claims that you must commit immediately without time to review the estimate. You should have an opportunity to compare options, ask questions and read the contract.

5. Warranty terms are unclear

Ask for the workmanship warranty in writing, including its duration, coverage and exclusions. Clarify how to report a problem and what responsibilities fall to the homeowner.

We include a 10-year workmanship warranty with every paver installation. Always review the actual terms so you understand what is covered.

6. Materials are not identified

Descriptions such as “premium pavers” may not tell you enough to compare proposals. Ask for the paver type, product selection, finish and joint material to be identified clearly.

7. References and project details are unavailable

Ask to see examples of similar completed work and request references when available. Look for consistent joints, stable edges, clean transitions and sensible drainage. Photos alone cannot confirm how the base was constructed, so ask questions about the installation process.
