Pressure Washing vs. Soft Washing Pavers

Soft washing uses low pressure and a cleaning solution to kill and lift algae, mildew and grime without hurting the paver. Pressure washing relies on high-pressure water to blast dirt off. For most paver patios, soft washing is the safer choice, and if you pressure wash at all, the joint sand usually needs to be replaced afterward.

What is the difference between pressure washing and soft washing?

Pressure washing is force. A narrow, powerful stream of water physically knocks material off the surface. It works fast, but the force does not know the difference between dirt and paver.

Soft washing is chemistry plus gentle rinsing. A cleaning solution breaks down the organic growth, and low-pressure water rinses it away. The goal is to clean the surface, not scour it.

Can pressure washing damage pavers?

Yes, and the damage is often permanent. Common problems include:

•Etching: High pressure strips the top layer of the paver, leaving a rough, blotchy surface that holds dirt and growth even faster.

•Stripes and uneven wear: A wand held too close or moved unevenly leaves visible lines.

•Blown-out joint sand: The sand between pavers is what locks them together. Strong water flushes it out, leaving gaps.

•Shifting and settling: Empty joints let water in and let pavers move, which can lead to wobble and weed growth.

Natural stone like travertine is especially easy to damage because it is softer and porous.

When is soft washing the right call?

Soft washing fits most Lowcountry patios. Our heat, humidity and heavy summer rain feed green and black algae, mildew and moss, especially in shaded spots. Salt air near the coast, including on Isle of Palms, adds film and grime that builds up over time.

It is the better choice when the surface is stained with organic growth, when you have natural stone, or when the joints are in good shape and you want to keep them that way.

Is there ever a time for pressure washing?

Sometimes. Here is an honest look at both sides.

Pros of pressure washing: It is quick, it works on stubborn buildup, and it needs no chemicals. Well-set concrete pavers can handle moderate pressure better than soft stone.

•Cons: High risk of etching and lost joint sand, especially for DIY use. Results depend heavily on the operator, nozzle and distance.

If you do use it, keep it conservative, test a hidden spot first and keep the nozzle moving. Plan on re-sanding.

Do pavers need re-sanding after washing?

Often, yes. Any washing method can loosen joint sand, and pressure washing almost always does. Re-sanding refills the joints so the pavers stay locked together, slows weeds and helps keep water out of the base.

The right sand and process vary by paver type and joint width, and the joints need to be dry when the work is done. Sealing is a separate, optional step some homeowners add afterward.

Soft washing, re-sanding and sealing are separate paid maintenance services. They are not included with a paver install.

Frequently asked questions

•How often should pavers be cleaned?

It depends on shade, tree cover, rain and how close you are to the coast. Shaded, damp areas usually need attention sooner than open, sunny ones.

•Will soft washing kill my plants?

Cleaning solutions can harm landscaping if they are not handled properly. A good crew wets down plants beforehand and rinses thoroughly. Ask about this before hiring anyone.

•Should I pressure wash my own patio?

You can, but the risk of etching and blown-out joints is real. If you try it, use low pressure, test a small area and be ready to refill the joints.
